With a lot of foreclosures going back into the market, would-be buyers would be thinking, “Is this a good time now to get in?” There is nothing wrong with looking around and checking out the real estate market. Why?

First of all, there are a lot of foreclosures that are now selling way below their original price. A lot of people are walking away because their debt is larger than the value of their homes. Lenders do not like to keep inventories of the houses because they just don’t make money that way. They want to unload those houses that is why most foreclosures go into an auction.

Secondly, the interest rate has gone down, thus making this a good time to refinance for those who have higher interest rates. With the Federal Reserve cutting the prime lending rate down to 3%, the mortgage rate will soon follow. Thus, not only that this is a good time to refinance but it would also be good to purchase one.

Lastly, the government is doing everything to increase the affordability of the houses. Freddie Mac and Fannie Mae have increased their threshold for a conventional mortgage to at least $600,000 temporarily. Remember that the previous loans that are considered conventional is $417,000. Anything above that is considered a jumbo loan and commands a higher interest rate.

Some economist are also suggesting that if you are going to buy, try to buy at the end of the year and closer to the beginning of next year as real estate market would probably still down with inventories going up, thus, flooding the market and providing homebuyers a lot of options at a bargain price.
